BOOKING TERMS AND CONDITIONS

The rental is priced in the tariff per week for up to 10 persons occupying the villa. An additional charge will be made for over 10 persons. We require a deposit of 30% of the weekly rental and advise that bookings are not confirmed until a deposit is received. Deposit and final payment, once made, are not refundable. Please ensure you take out cancellation/travel insurance as soon as you book.

The balance of payment is due 8 weeks prior to your departure together with a damage deposit of 20% - negotiable, which will be refunded one month after your return, assuming no damage to the property or fixtures and fittings.

The villa is available from 3pm on the first day of your booking and should be vacated by 10am on the day of departure. (occasionally these times can be changed by arrangement but rarely in peak weeks). Bookings will usually be from Tuesday – Tuesday or Saturday to Saturday unless otherwise agreed and for weekly periods i.e. 7, 14, 21, 28 days etc. Bookings will usually be accepted for a minimum period of 14 days in peak season.

The occupiers must permit the management access to property to carry out pool/garden maintenance where necessary. This will be once a week for the garden and at least twice a week for the pool. Pool maintenance in particular is most important to ensure the water and pool are clean for swimming.

The property must not be sub-let or shared by any persons not nominated on the booking form. Over occupancy may result in all tenants being asked to leave. Please leave the villa in a reasonably clean and tidy condition at the end of the tenancy.

The price paid for your villa is fully inclusive of electricity, gas and water unless otherwise arranged, although an extra charge will be made for air/conditioning/heating. All linen except beach towels are included.

The signatory on the booking form takes full responsibility for all other persons listed to abide by these booking conditions.

Liability

We cannot accept liability for changes or cancellations caused as a result of unusual or unforeseeable circumstances beyond our control, the consequence of which we could not have avoided, even with all due care (e.g. natural or other disaster, adverse weather conditions, fire, failure of mains water or electrical services).

Indemnity

Damage to the property or accommodation caused by you or any member of your party will be chargeable. We do not normally charge for minor breakages e.g. glass or cup etc. however, we do ask that you notify breakages and damage as soon as possible to enable us to prepare properly for the next client. Cost of any major breakages will be deducted from your damage deposit and any balance refunded to you after your return.

We reserve the right to terminate arrangements of any client, who in our opinion is causing distress, annoyance or danger to any other person. In this situation our responsibility for accommodating the person/s concerned will immediately cease and we will not be responsible to pay compensation or make a refund.

We cannot take responsibility for any loss of personal property (e.g. jewellery, money etc.) or injury to any client caused by his/her own negligence. Again, we strongly advise that you take out suitable holiday insurance at the time of booking.

Health and Safety

Swimming Pool: At its deepest is 2m10. It is not possible for us to keep the swimming pool under supervision or surveillance and accordingly anyone using the pool does so at their own risk; the safety of children is at all times the responsibility of parents.

Diving into the pool is not permitted.

Car Hire

Car hire is essential to maximize your holiday experiences as public transport is limited.

This can be arranged for you at reasonable rates and offer reliable service. Cars can be collected at Faro Airport or delivered to the villa ready for your arrival. Transport from/to the airport can also be arranged. Please ask for

details.

The terms and conditions set out on these pages are not intended to be onerous, but instead to ensure that the villa is not abused by a few at the expense of the majority.
